Profile The Buyer

When listing a house, I make sure to look at the house and profile the type of buyer I believe will be interested in the home. Just who will the buyer be?

  • Family
  • Empty Nester
  • First-time home buyer
  • Single
  • Downsizing
  • Scaling up

Focus on the Profile

Once I know who will be attracted to the house, I use demographic and market data to determine how to market the house in a way that focuses on the buyer profile I created.

There are two main ways to provide this focus:

  • Photos: The photos need to show the buyer the things that will be of interest to them. If the buyer is a family with children, focusing on the bedrooms, baths, and recreation areas will be needed. On the other hand, if the buyer is a millennial, then highlighting how the house will help them live the modern lifestyle is appropriate.
  • Ad Copy: The voice and language used in the ad copy needs to speak to the potential buyer. School systems will be important to a family while walkability will be important to an empty nester.
