Townhomes are a popular living option in Chicago, and they are particularly prevalent in Lincoln Park, River North and the South Loop. Chicago’s townhome developments generally operate much like condo associations, with a home-owners’ association, assessment fees and collective rules and regulations. The biggest difference between a condo and a townhome is that in a townhome is that you will most likely have a private yard or other outdoor space.
There are two types of ownership in a townhome community: fee-simple and condominium.Owning a townhome in a fee-simple complex means that you are responsible for all exterior care and maintenance of your townhome. A monthly fee may coverthe maintenance of the shared common areas, but townhome owners are otherwise responsible for their own yard and exterior work.
By contrast, condominium townhome ownership generally means that all exterior maintenance is contracted and paid for by the homeowners’ association as part of your monthly assessments.
If the homeowners’ association tells you that your deck needs to be painted or your roof needs to be replaced, in a fee-simple townhome you must do it and pay for it out-of-pocket, whereas in a condominium townhome the projects would be covered by your monthly assessments and/or special assessments.
